Buying & selling · Southern California and beyond

Real Estate, Without Limits.

Exceptional representation. Every property. Every price point.

Thoughtful representation for buying and selling throughout Southern California. From the Central Coast to San Diego, the desert, and the mountains.

A more considered approach

Every property has a story. Every client deserves a strategy.

Real estate is more than a transaction. It's a home, an investment, a new beginning, or the next chapter in a much bigger story.

I believe every client deserves the same level of attention, preparation, and thoughtful representation, regardless of the property's size, style, or price.

From first homes and condominiums to architectural estates, investment properties, and everything in between, my approach is personal, considered, and built around your goals.

Real estate is personal.

Whether you're buying your first home, selling a longtime family residence, investing in property, or moving on to your next chapter, you deserve thoughtful guidance, strategic marketing, and representation that takes your goals seriously.

Buying real estate

The right property starts with the right questions.

Whoever you are and whatever you're looking for, the process begins with what you want your next property to do for you.

First-time buyers

A clear walk through every step, from pre-approval to closing, with time for every question.

Move-up buyers

Coordinating a purchase with the sale of your current home, and the timing that connects them.

Relocation

Getting to know new communities, commutes and neighborhoods, often from a distance.

Second & vacation homes

Weekend places in wine country, the desert, the mountains or on the coast, including rental rules and HOA restrictions.

Coastal & mountain homes

Properties where views, access, slope, wildfire, flood and insurance questions deserve early attention.

Condominiums & townhomes

HOA documents, reserves, assessments and rules reviewed alongside the unit itself.

Investment properties

Rental homes and condos evaluated for income, expenses, condition and long-term value.

Multifamily & income property

Duplexes to apartment buildings, with rent rolls, leases and local rent rules in view. Investment real estate →

Land & development

Lots and acreage where zoning, utilities, access, permits and buildability shape the value.

The buying process

From first conversation to closing.

Every purchase is different, but the path tends to follow the same stages. Knowing what comes next makes it easier to move quickly when the right property appears, and to slow down when something needs a closer look.

  1. 01

    Goals & groundwork

We start with what you're looking for: budget, timing, locations, property type and the things you can't live without. Current California and MLS rules call for a written buyer representation agreement, so we'll go over its terms, including how compensation works, before we tour homes together.

  2. 02

    Financing coordination

A pre-approval from the lender of your choice, or proof of funds for a cash purchase, sets a realistic range and makes your offer credible. I'll coordinate with your lender throughout so deadlines line up.

  3. 03

    Search & touring

MLS searches and alerts tuned to your criteria, private showings and open houses, and a candid read on each property: what it does well, what it doesn't, and what questions to ask.

  4. 04

    Property evaluation & comparable sales

Before an offer, we look at comparable sales, current competition, condition, location, permits, HOA documents and anything that may affect value or how you'll use the property.

  5. 05

    Offer & negotiation

Price matters, but so do terms: deposit, contingencies, timelines, financing and requested credits. The offer is built around your priorities and the seller's situation, and negotiated from there, including in multiple-offer situations.

  6. 06

    Disclosures & inspections

California sellers provide disclosures such as the Transfer Disclosure Statement and Natural Hazard Disclosure. We review them carefully, schedule inspections (general home, pest, sewer, roof and specialists where warranted) and use the contingency period to decide how to proceed.

  7. 07

    Appraisal, loan & insurance

Appraisal and final loan approval move forward in escrow. Insurance availability and cost vary by location in California, so it's worth getting quotes early, especially for hillside, coastal, wildfire-area and mountain properties.

  8. 08

    Escrow & closing

I track deadlines and documents with escrow, title, your lender and the seller's agent, through the final walk-through, signing and recording, until the property is yours.

I'm a real estate broker, not an attorney, lender, inspector or tax advisor. I'll help you find and coordinate with those professionals when you need them.

Selling real estate

Your home deserves to be seen in its best light.

Great marketing starts with understanding what makes a property valuable. That might be its architecture, location, condition, history, outdoor space, investment potential, or simply the life someone can imagine living there.

Every property deserves a marketing strategy designed around its individual strengths and the audience most likely to appreciate it. Plans are tailored to the property, your goals, market conditions and an appropriate budget, rather than one package for every listing.

  • Property-specific marketing strategy
  • Professional photography and video where appropriate
  • Thoughtful property presentation
  • Digital marketing and online exposure
  • Compass marketing resources
  • Pricing and comparable market analysis
  • Targeted buyer outreach
  • Open houses and private showings where appropriate
  • Negotiation and transaction management

Market knowledge & guidance

Local character. Regional perspective.

A good decision rests on more than a listing description.

Whether you're buying or selling, I help you weigh the factors that shape a property's value, what it will cost to own, and how it fits your plans.

Some of these questions also call for an inspector, insurance agent, attorney, tax advisor or local planning office. I'll help you know when to bring them in.

  1. Comparable sales and market conditions
  2. Location and neighborhood characteristics
  3. Architecture, condition and renovation potential
  4. Investment value and income potential
  5. Insurance considerations
  6. Disclosures and inspections
  7. Zoning, permits and property restrictions
  8. Negotiation strategy and ownership costs

About John

None. I specialize in my clients.

That's my answer whenever someone asks about my area of expertise.

Los Angeles has been home since 1991, and I've represented buyers and sellers across California, from the coast to the desert, mountain communities and wine country. Every one of those clients came with a different property, a different budget and a different reason for moving, and each deserved the same care.

I'm a broker with Compass. Outside real estate, I've played bass in the same band for more than 30 years.
